F.A.Q.

Recently I have been fielding many questions about what, why, and how we do things. I thought it would be appropriate to put together a memo of these questions and answer them as to make certain that we are all on the same page. The following questions were from HSV realtors.

 

1. Who is ALLEN LAND CO?
ALLEN, LTD. is an Arkansas based corporation. It has been in business since 1983, and has always been in good standing. Its primary purpose through the years has been real estate based, Rental Property, Construction Company.The sole stockholder is Jay M Allen, there are no other investors.

 

2. Will you sell a home before it’s completed? Can my customer pick tile, carpet, and colors?
We do have a pre-sale program.  Once the build reaches a certain part the customer can pick tile, carpet and color.  Please contact Peggy Clark for more details concerning the pre-sale program.

 

3. How many home plans do you have?
We have 4 basic floor plans of which we build different renditions. We won’t build the exact same home, some changes will be minor and some major, but no two homes will ever be exactly the same.

 

4. What are the square footages of your spec homes?
We will stay within the 3bed/2bath and 3 bed/2.5 bath sizes, so my range of Sq. Ft. 1650-1950.

 

5. Do you have a Home Warranty?
Yes, once an offer has been accepted, at that time, the buyer will get a copy of the Home Warranty. The buyer will also get a copy of the Warranty at closing. The Warranty lasts for one year.

 

6. Will you have landscaping? Will you use all landscaping rock or will you use sod?
Yes, I will always do some sort of landscaping. I personally prefer to use a combination of landscaping rock and grass/sod with an arrangement of flower beds. As most would know, the landscaping is usually based on the lot and home configuration, so there is not a standard landscaping design that we follow.

 

7. Are you local? Do you have an office?
Yes for both. I have been a resident of HSV for the better part of 15 years. My office and warehouse is located at 364 West Glazy Peau Rd. just down the street from the entrance to Mountain Valley Water.

 

8. Will you lease to own? Owner finance?
No and No. Buyer will take possession once closing has been completed and the proceeds have been received by Allen, LTD.

 

9. Can I have a copy of the house plans?
I have “sample” floor plans available for each of the 4 homes, but please remember, I do change the plans frequently. The changes to the plans mostly are minor, but the “sample” plans will give you a basic layout of the homes. Please ask Peggy Clark she should have them or they can be viewed from the Floor Plans tab.

 

10. Can I get a copy of the “Spec List”?
Yes, once a home is complete I will provide a complete Specification List (Description of Materials} for that home. Just ask Peggy Clark, she will have the Spec List.

 

11. Where in the Village are you building?
Around the Coronado Center/ Lake Pineda Area. We are trying to stay close to the Glazy Peau Gate on flat lots. This area is sparsely populated. This area is close to shopping/grocery via the Glazy Peau Gate.  Our site offers a map view so you can get an idea of the areas we have built previously.
